One-North Eden is an upcoming new Condominium launching at One

North region. A 99 years leasehold new residential development with 

commercial retail at the ground level. Its located between One-North 

gateway and Slim Barracks Rise. Sitting on a land parcel of 62,201 

square foot, estimated consisting of 165 residential units. This 

Government Land sales project was injected into the region simply 

because the area lack the residential developments to support the 

growing needs to house the expansion of the commercial businesses 

in the region.


The excellent location of the plot is only a mere 5 minute stroll from 

the One North MRT. Or a 8 minutes walk from Buona Vista MRT. 

One North Eden is right at the heart of the Innovation and Research 

hub - The Greater One North. Buona Vista is also a renowned area for 

Singapore's top local schools and universities - ACJC, NUS, Fairfield

Methodist School, just to name a few.


Within the region, Urban Redevelopment Authority (URA) announced 

2 new sites as part of the Government Land Sales programme, The 2 

new sites draws a lot of attention to the One North region. An attempt 

from the government to cater to the growing needs of residential 

homes to support the rising demand in the area. There will be a huge 

transformation paving the way ahead with government's effort to 

attract more overseas Tech firms or research companies into Singapore.


One North Eden is not only strategically located but also coupled with 

many external driving forces, a highly anticipated upcoming project 

within the Greater One North.

SINGAPORE: The muted collective sales market could see a revival in the second half of next year, as developers turn to the private residential scene to feed a growing appetite for land, according to property analysts.

This comes as the property market has remained resilient in the face of the COVID-19 pandemic and consequent economic uncertainty, said analysts.

Amid the pandemics that swept across the globe last year, Singapore economy was hit hard but is now on its road to a gradual recovery. At least the real estate market looks promising with sales index hitting double digit growth on quarter-to-quarter period. Since last year, just November and December alone, Developers are already on the move to acquire existing private homes to fill up their land banks.

In November 2020, Roxy-Pacific Holdings had forked out S$93 million to acquire 15 Terraced houses along the Guillemard Road, the largest private residential transaction in year 2020. 

In the same month, Casuarina Properties sold a 25,000 sq ft freehold land at Haig Road/Haig Lane to a consortium at S$32.8 million.

In December, another residential site consisting of 3 adjoining residential sites at Lorong N Telok Kurau were put up for collective sales at a reserve price of S$25 milllion. This work out to a land cost of S$902 psf per plot ratio (psf ppr) after factoring in 7% gross floor area for the balconies. Including a development charge (DC) of around S$264,602, the S$32.8 million price tag will translate to about a land rate of S$943 per sq ft per plot ratio (psf ppr). The plot could yield up to 32 residential units with sizes averaging at about 100 sq metres for each unit.

So what drives the developer to make the move? 

Well, lets take a look at the current unsold inventory in the market. We have about 26,000 unsold units as of 3rd quarter of 2020. Developers are clearly running our of land stock according to the analysts.

Looking back at the last En Bloc hype in 2017/2018, During mid 2016, back then the unsold units inventory fell to 23,000 units. Thereafter, the En Bloc sales just took off and saw the property market index trending upwards. 

Our current inventory stock is not too far off, and this thus can serve as a guide or benchmark when developers are starting to replenish their stock.

6 facts about the Total Debt Servicing Ratio (TDSR) all property purchasers need to know

The Monetary Authority of Singapore (MAS) set this back in 2013, implementing the Total Debt Servicing Ratio (TDSR). TDSR is a system that shields borrowers against over-leveraging for their property purchase(s). Generally, it takes into account the amount that people can spend on month-to-month contractual obligations/loans, in view of a level of their gross month to month pay. All banks and monetary establishments in Singapore must adhere to the TDSR.

Right now, the all month-to-month obligatory commitments of any given individual or family unit—depending upon whether the property is a single or joint buy—is maintained at 60% of gross pay. While this may appear to be easy and straight forward, there are many conditions and special cases that encircle around the TDSR.

To help you plan properly your property and settle on informed and educated monetary choices, we have set out below 10 critical points that all property purchasers need to know before putting that cheque down.

1.       Current outstanding debt obligations

It is not as straight forward as one thinks. MAS states that the maximum TDSR is at 60% of an individual’s fixed monthly income. But one needs to know that any existing debt obligations will count together against this and reduce the maximum amount one can borrow. These debt obligations include (not exhaustive):

  • Credit card balances (including instalment plans for items purchased)
  • Student loans
  • Car loans
  • Personal loans
  • Obligations as a guarantorSo before one makes a property purchase, and in order to obtain a higher (or highest) maximum loan amount up to the full 60% TDSR, please plan ahead to pay off as many debts as possible so as to be able to get the maximum loan. This is important as many get caught by surprise here.

2.                   Self-Employed? A ‘haircut’ on variable income

Lucky individuals who are gainfully employed on a fixed salary (income) will only enjoy the full TDSR. However, if you are an individual who is self employed or employed with variable income (e.g. freelancers, odd-job workers, self-employed), you are unfortunately deemed as “more risky” by lenders, hence only 70% of their total assessed income is counted towards the TDSR.

To give a simple example, if a self-employed professional earns $40,000 a year, only 70% of the $40,000 = $28,000 is counted as yearly salary. His/her TDSR would then be 60% x $28,000/12 months = $16,800, meaning only $1,400 a month can go towards the loan/debt repayment.

A fully employed person on the same salary would have gotten 60% x $40,000/12 months = $2,000, meaning $2,000 a month can go towards debt repayment.

So, if you are thinking of quitting that full time salaried role, think carefully especially when there is an intention in buying a property.  A home loan applicant with variable income can only get 70% of the loan amount that an applicant with fixed income can, under the TDSR framework, reducing the final purchase price of the property.

3.                   Rental Income - ‘haircut’

In Singapore, the 70% of rental income is counted like in Point (2).

4.                   Investment assets can be included in TDSR

To help boost up one’s TDSR, investors can use their stocks, unit trusts, business trusts, debentures or bonds, gold, foreign currency deposits and structured deposits towards counting of one’s monthly income. So as long as you can show proof of such assets to banks, and they have them recognised as income, one could obtain a higher loan amount. However, like in Pt (1) and (2), a haircut of 70% is taken of the total assessed income from your assets.

On another note, no haircut is required if one decides to pledge these assets to the bank, or financial institution for a specific time period (e.g. four years).

 

5.                   Buyers of HDB flats and ECs are subject to an additional criteria

For buyers of new or resale Housing & Development Board (HDB) flats and Executive Condominiums (ECs), they are also subject to more stringent criteria, the Mortgage Servicing Ratio (MSR), on top of TDSR. The MSR states that monthly mortgage repayments for the HDB flat or EC should not exceed 30% of total household income.

So, although you technically have 60% TDSR in this case, only half of this 60% can be used to pay off your mortgage (e.g. $3,000 out of a $10,000 gross fixed monthly income). The remaining 30% goes towards servicing other debts (e.g. car loan), if any.

 

6.                   Investors - Refinancing does not come under the TDSR framework, unless its an investment housing loan

MAS allows all owner-occupants to be exempted from the TDSR framework when refinancing their owner-occupied housing loans (as long as they passed their respective financial institution’s credit assessments).

For investors, investment (where it is not owner occupied) housing loans , the TDSR framework still applies when refinancing. Some breathing space is allowed and the owner may refinance his/her property loan above the 60% TDSR threshold, if he/she meets the following conditions:

(a) commits to a debt reduction plan with his financial institution to repay at least 3% of the outstanding balance over a period of not more than 3years; and
(b) fulfils his financial institution’s credit assessment

QUEENSTOWN – ONE OF SINGAPORE'S OLDEST ESTATES

The Housing and Development Board (HDB) has reported that it intends to build in excess of 5,000 apartments in the Queenstown vicinity, beginning as early as 2021. One-north, Biopolis and Mediapolis—the zone toward the northwest of Queenstown (the region in blue)— has likewise see through many business and office improvements in the previous decade to warrant additionally lodging in the region.

What has changed in the URA Master Plan 2019 for Queenstown?

District 5 is poised to be transformed into one of Singapore’s most exciting and vibrant districts!

One has already seen the success last week during the launch of Clavon, seeing a strong uptake of 70% of their units sold! Discerning buyers see the potential in this area.

Is there still a strong demand for private residential property in District 5 Clementi?

Looking at Clavon's last weekend sales, 442 out of 640 units were snapped up during the balloting exercise.
It appears there is still a very strong pent-up demand in Clementi area. Just looking at the numbers of BTOs to private residential new launches in District 5, even with the on-going sales at Parc Clematis, Clavon sales did not slow down especially for the smaller units (Small units like 1+study & compact 2 bedders were 100% sold out). 

Let's take a dive into the neighbouring private residentials, referring to Clement Canopy, also by UOL. Launched 3 years ago, interestingly, Parc Clematis, Clavon & Canopy all flanked along the AYE. So the main concern is "Whether units facing the highway will affect my resale price next time?" or Ïs there still room for capital growth for me next time if I am purchasing a property at $1700 psf today?"

By looking at Canopy recent resale transactions, all the latest 4 transactions made promising profits (10% to 15%) in short span of 3 years. Among the 4 transactions, is a 710psf, 2 bedders (highway facing unit) units transacted at $1,230,000 in Dec'19. The owner made a profit of $110,440  ($1.23mil - $1.044mil purchase price - $26,360 Buyer's Stamp duty - $49,200 Seller Stamp duty). Not bad, huh! For making a decent profit of $110k despite holding the property for less than 3 years. .
